I work with income property every day and just roughly reading through your potential investment there is not enough information to tell you wether the investment is good or you should just walk away. But one thing I can tell you is get an updated inspection, a lot can change in 2 years and needs updating. We need to know how you are acquiring this property, Cash or Down payment and loan. If the property produces positive cash-flow, then you are well on your way.
